Why 55% is the magic number

Mold spores are present in every East Tennessee home. They only become a problem when humidity stays above 60% on porous surfaces - drywall, paper-faced insulation, wood framing. Keeping crawl space humidity at 55% or below removes the moisture mold needs to grow.

How to monitor humidity affordably

  • Buy a wireless hygrometer with a remote sensor ($15-30)
  • Place the sensor on a floor joist in the center of the crawl space
  • Mount the display somewhere visible inside the home
  • Check the reading weekly during humid months (May-October)

What to do if readings climb above 60%

Short term: rent or buy a portable dehumidifier and route the drain to a sump or condensate pump. Long term: encapsulate the crawl space with a sealed vapor barrier, insulated walls, and a dedicated dehumidifier. Encapsulation is the standard fix for Knoxville-area homes and ends the humidity cycle permanently.
